Permits

You need a permit if you are undertaking one of these projects :

  • The construction, the reconstruction, the extension of a building or to redo a foundation or parts of a foundation
  • repairs or renovations to or transformation of a main building
  • construction of or repairs to a garage or a permanent car shelter
  • the construction or installation of a shed or a gazebo (even if pre-fab)
  • the construction or renovation of a porch, gallery or closed in veranda
  • the installation or modification of a fence, wall, short wall or hedge
  • the installation of an in ground pool, above ground pool or a spa
  • outdoor installations (sidewalk, plantation, pathway or other landscape changes)
  • the set-up of sanitary installations or the replacement of one or many of its parts
  • the construction of a well
  • cadastral operations
  • the demolition of a building
  • the installation of a dish
  • all new exploitation or expansion of a sand and/or gravel quarry
  • the construction, reconstruction, installation, expansion, repair, moving of (addition, finishing, painting) or the modification of billboard or a sign
  • all tree cutting, with the exception of trees requiring to be cut during authorized work or construction
  • all forest cutting
  • all work done on lake shores or the littoral zone of a lake, a watercourse or on wetland
  • all parking installations or loading areas
  • all fill work or digging work other than for building foundations or the authorized construction of a road
  • all camp ground installations
  • the installation of a telecommunication antenna
  • use of public roadway
  • the installation of a wharf

Site Planning and Architectural Integration on mountains (PIA)

The site planning and architectural integration (commonly referred to by its French acronym, PIIA), is a regulation approved by the Town of Sainte-Agathe-des-Monts to ensure appropriate development in particular areas. The PIIA regroups a series of criteria which do not necessarily follow established norms but are added to already existing town planning regulations.

The project must be presented to the town planning committee, which meets once a month, prior to being approved by town council. This process must be carefully followed for approval and to obtain a permit or the certificate of authorization required. On the territory, many zones exist for which PIIA criteria and objectives differ. Moreover, these regulations refer to signage, outdoor installations, patrimonial buildings, renovation of buildings in the downtown area, forest cutting, wharfs, mountain installations, construction or expansion in Domaine Chanteclair, construction or expansion along route 117 and 329 north, work done is specific zones and major subdivision plans. PIIA regulations are available through this link and town inspectors remain available at town planning and environment services to inform you and guide you through to the realisation of your projects.


How to obtain a permit

You must schedule a meeting with a building inspector. You can also mandate someone to go on your behalf.

Delay to obtain a permit

All permits must be issued by the building inspector within 30 days (60 days for a subdivision permit) from the date of receipt of a completed application. Should an application not be complete, the date of reception of the necessary additional information is considered the date of reception of the application.

Furthermore, if your building is situated in the zones targeted by the site planning and architectural integration regulations (PIA), you must obtain, prior to the permit, the approval of the municipal council. Approval from a PIIA can be obtained in approximately one month and obtaining a permit may take up to 60 days.

In order to have your permit or authorization certificate in hand in time to begin your project, we suggest you hand in your application as soon as possible.
